What Should You See at This Weekend's Open Houses in Bend, Oregon?

Two of Kelly Johnson's listings are open this Saturday and Sunday, noon to three, a true-waterfront home in Rocky Point and a golf course estate at Brasada Ranch. Here's what to see and why.

Golf course and mountain view from the Brasada Ranch listing near Bend, Oregon, one of two homes open this weekend

Two of my listings are open this Saturday and Sunday, noon to three, no appointment necessary, and they could not represent more different ends of what Bend-area real estate offers right now. One sits on true river frontage inside city limits. The other sits on the edge of a ravine overlooking a golf course thirty minutes east, with its own buildable lot next door. I am a real estate agent in Bend, Oregon helping relocation buyers moving to Bend and local move-up sellers and buyers, and I wanted to walk through both before the weekend, so you can decide which one, or both, is worth your Saturday.

This Weekend’s Open Houses at a Glance

  • 1941 NW Rivermist Dr, Rocky Point, Bend: $1,295,000, true river-frontage waterfront home, 2,929 sq ft, 3 bedrooms, 3 full baths plus a half bath. Open Saturday and Sunday, 12 to 3pm.
  • 15675 SW Brasada Ranch Rd (plus adjacent Lot 640), Powell Butte: $1,645,000, a custom 2018 home with a rare adjacent buildable lot included, 3,169 sq ft, 3 bedrooms, 2.5 bathrooms, full resort amenities. Open Saturday and Sunday, 12 to 3pm.

Both are open the same two windows, so if you want to see both, plan your route. Rocky Point is inside Bend. Powell Butte is roughly a half hour east.

Open House One: True Waterfront in Rocky Point

I do not use the word waterfront loosely, and I want to be direct about that here. This is not a home with a river view from a deck. The river frontage is part of the lot itself, and that is rare enough in Bend that I have called it one of the only true river-frontage properties to hit this niche of the market in years. I wrote a full walkthrough of the Rivermist listing if you want the room-by-room detail before Saturday, but here is the short version for the open house itself.

The home sits on a corner lot within Rocky Point, which gives it more separation from neighbors than a typical interior unit in the same community. It is 2,929 square feet, built in 2007, with 3 bedrooms and 3 full bathrooms plus a half bath, and a 2-car garage. HOA dues run $430 a month, which in a waterfront community like this one typically covers shared grounds and the kind of upkeep that a property this close to the water actually needs.

The detail I tell people to spend real time on is the lower level. It is a daylight finished basement, meaning it gets genuine natural light rather than feeling like a below-grade afterthought, and it holds two guest suites plus a bonus room. If you are touring with the idea of hosting family regularly, or you want a home office and a guest wing that do not compete for the same square footage, walk that level slowly.

If you are weighing what ongoing ownership actually costs in a market like this one, my honest breakdown of Bend’s cost of living is worth a read before you run your own numbers on a purchase like this.

Open House Two: Land, Golf, and a Buildable Lot at Brasada Ranch

The second open house is a different kind of property entirely, and I think that contrast is exactly why this weekend is worth planning around. This is a 2018 custom home at Brasada Ranch in Powell Butte, priced at a combined $1,645,000 that includes the house and the adjacent buildable parcel, Lot 640, side by side. I covered the full listing, room by room, in what $1,645,000 buys you at Brasada Ranch, but here is what matters for a Saturday walkthrough.

The home is 3,169 square feet, 3 bedrooms, 2.5 bathrooms, perched on the edge of a ravine with no visible neighbors, overlooking the 17th green and 18th tee box. Adding the adjacent buildable lot to the sale is not a small detail. It means whoever buys this can build a second structure, hold it as a permanent privacy buffer, or simply keep the view corridor exactly as it is today. That kind of flexibility does not come up often in a resort community.

Resort living here comes with HOA dues and a required club membership, and I would rather tell you that plainly than skip past it. I do not have exact current figures to publish, and I will get you the real numbers directly if this property is on your list. What you do get with membership is access to the golf course, the spa, the equestrian center and trails, tennis and pickleball courts, the pools, and on-site dining, all part of Brasada’s 1,800 acres of grounds.

If you are trying to decide between Brasada and a closer-in resort option, I have also written a straight comparison between Brasada Ranch and Tetherow, which comes up constantly with buyers looking at both.

Why I’m Showing Both the Same Weekend

I get asked sometimes why I would put two listings this different on the calendar together instead of spacing them out. The honest reason is that they answer two completely different questions a buyer might be asking, and seeing both back to back tends to clarify which question you are actually asking yourself.

One is inside Bend, walkable to the kind of daily life a lot of my relocation clients want, priced on a feature the market cannot manufacture more of. The other is a half hour out, priced on land, privacy, and a resort lifestyle that most Bend city listings simply do not offer. Touring both in the same afternoon is not a sales trick. It is one of the fastest ways I know to help a buyer figure out whether they actually want in-town convenience or out-of-town space, because most people have not had to choose between the two side by side before.

A Real Scenario: The Buyer Who Thought They Wanted One Thing

I had a client last year who came to me certain she wanted a Bend city address, something walkable, something close to downtown. We toured a few listings inside city limits, and none of them quite fit. It was not until we drove out to a resort property with real acreage that she realized the quiet and the space were what she actually wanted, not the walkability she assumed she needed. She had never been able to compare the two feelings directly until she stood in both settings in the same week.

That is the exact reason I am opening these two homes the same weekend. You do not have to guess which lifestyle fits. You can stand in both and feel the difference yourself.

Common Mistakes Buyers Make Touring Open Houses Like These

Judging a waterfront property against a typical Bend comparable. True river frontage does not have a real substitute inside city limits, so pricing it against a standard NW Bend home with a nice yard will not give you an honest read. I walk through where price tiers actually sit across Bend in my guide to what $700K actually buys you and what $750K to $900K buys you, and neither band gets you river frontage. That scarcity is the whole story at Rivermist.

Assuming a resort property is priced like a Bend city home with extra amenities. Brasada is not competing with NW Bend inventory. It is priced against other resort and ranch properties, and the adjacent buildable lot changes the math further. Treat it as its own category, not a stretch version of a city listing.

Skipping the HOA and membership conversation until after you are attached to a home. Ask what is covered, in both communities, before you fall for the view. I would rather you ask a direct question at the open house than assume the numbers will work out later.

Trying to see both properties in one short window without planning drive time. Rocky Point and Powell Butte are roughly thirty minutes apart. If you want to see both this weekend, build in real travel time rather than rushing either walkthrough.

Who Each One Fits

The Rivermist listing fits a buyer who wants river frontage specifically, values a low-maintenance managed community, and wants to be inside Bend city limits close to daily life. It also fits someone who hosts guests regularly, given the daylight basement’s two guest suites.

The Brasada listing fits a buyer who wants genuine privacy, golf course access, and resort amenities as part of daily life, along with the flexibility that comes from owning the adjacent lot outright. It fits a second home buyer or someone easing toward an eventual full-time move to a resort setting.

If neither quite matches what you are picturing, that is useful information too. I would rather you walk both and rule one out than buy the wrong lifestyle because you only saw it in photos.

What to Expect at the Open House

Both homes are open Saturday and Sunday from noon to three, and you do not need an appointment for either one. I will be at both across the weekend. If you want a private showing outside those hours instead, or you want to talk through financing or offer strategy before you walk in, my guide on how to write a winning offer in Bend is worth reading beforehand, and if you are unrepresented right now, I would point you to why a buyer’s agent matters before you write an offer on either property.

For context on how quickly well-positioned inventory moves in this market right now, I keep an honest read on how competitive Bend’s market is updated regularly. My own Angora Ct listing, priced at $699,900, drew 5 offers in 5 days and closed at $750,000, which tells you plenty about how fast the right property moves here even outside these two price points.
