It didn't sell. That doesn't mean it can't.
An expired or withdrawn listing is frustrating and it isn't a verdict on your home. Most of the time it comes down to one or two fixable things: price, presentation, or marketing that never actually reached buyers. I've relisted homes after exactly this happened, and sold them for more than the original price.
Why homes sit instead of sell
01
Priced on hope, not data
A price set to "see what happens" tells serious buyers to wait you out. The longer a home sits, the more every new buyer assumes something's wrong with it, even when nothing is.
02
Marketing that stopped at the MLS
A listing with a few flat photos and no video is invisible to the way buyers actually shop now, scrolling video on their phone before they ever call an agent.
03
Presentation nobody addressed
Small, inexpensive fixes, paint, lighting, decluttering, get skipped more often than you'd think. Buyers notice, and it shows up as a lower offer or no offer at all.
Two homes that didn't sell, then did
Let's find out what actually happened
Send me the address, even the old listing link if you still have it. I'll tell you honestly what I'd do differently: on price, on photos and video, on presentation, before you commit to relisting with anyone. Oregon Licensed Broker #200704168, Bend Premier Real Estate.
- An honest read on why it likely didn't move, not a sales pitch
- Real comparable sales, chosen by a human who knows the streets
- Video-first marketing built to actually reach buyers this time

One conversation, no obligation
If you're not sure whether to relist, price differently, or wait, let's just talk it through. I'd rather you make the right call than the fast one.
