Brasada Ranch vs Tetherow: Which Central Oregon Resort Community Fits You?

Comparing Brasada Ranch and Tetherow? Kelly Johnson breaks down the real differences in location, lifestyle, and price between these two Central Oregon resort communities.

Brasada Ranch and Tetherow both get called resort communities, and buyers who are cross shopping the two usually assume they are close cousins. They are not. Brasada is a self contained resort in Powell Butte, a half hour drive from Bend, built on 1,800 acres of high desert with its own golf course, spa, and equestrian center. Tetherow is a resort style golf community inside SW Bend, minutes from downtown and the Old Mill District, with its own course and restaurant but none of the ranch scale that defines Brasada. I am a real estate agent in Bend, Oregon helping relocation buyers moving to Bend and local move-up sellers and buyers, and I show both of these communities regularly. Here is the honest comparison, so you can figure out which one actually fits how you want to live.

The First Question: Do You Want to Be Inside Bend or Outside It

This is the question that sorts most buyers before price ever comes up.

Tetherow sits inside Bend city limits, on the west edge of town, close to downtown and the Old Mill District. You can be at a restaurant on the river in fifteen minutes. The airport, the hospital, and everything else that comes with living inside a real city are a short drive away, not a long one.

Brasada Ranch is not inside Bend at all. It is in Powell Butte, its own community about a half hour outside town, built on 1,800 acres of high desert with 900 of those acres permanently protected. You are not driving to a coffee shop down the street. You are choosing land, privacy, and distance from town as part of the lifestyle itself.

I ask every buyer who brings up either name the same question first: do you want to be close to Bend, or do you want to be away from it. That single answer usually points toward one community over the other before amenities or price even come up.

The Amenities: Similar on Paper, Different in Scale

Both communities are built around golf, and both have real resort amenities. But the scale is not the same.

Tetherow has its own golf course and an on site restaurant, and the community leans into a resort identity with dramatic Cascade views from many homes. It is a genuine resort feel, built into a neighborhood that still sits inside Bend.

Brasada Ranch is a full resort operation. The centerpiece is Brasada Canyons, an 18 hole course designed by Peter Jacobsen, alongside Spa Brasada, an equestrian center with horseback riding trails, tennis and pickleball courts, indoor and outdoor pools, and a farm to table restaurant open to the public. That is a wider set of amenities than Tetherow offers, and the equestrian center in particular is not something you find inside Bend at all.

If golf and a restaurant on site are what you are after, Tetherow delivers that without leaving Bend. If you want the full resort experience, spa days, horseback riding, a genuine sense of scale, Brasada is built for that in a way Tetherow is not trying to be.

What It Actually Costs

I want to be direct here, because the price conversation is not close.

Custom homes at Brasada Ranch typically run $1.999M to $2.895M. That is its own category entirely, priced against other resort and ranch communities rather than against anything inside Bend.

Tetherow sits in a different tier. In SW Bend generally, the $750K to $900K range is one of the only places in Bend where that budget realistically buys a mountain view, and Tetherow is a big part of why that is true. Below $750K, options inside Tetherow narrow quickly. That is a meaningful contrast to NW Bend, where the same $750K to $900K mostly buys an older home that needs work, and to true unobstructed mountain views in NW Bend, which generally start north of $1M.

Put plainly, Tetherow can put a mountain view buyer into a resort setting for under $1M in many cases. Brasada starts closer to $2M and climbs from there. These are not two options at the same price point with a different location. They are two different price categories that happen to share the word resort.

Who Tetherow Fits

I show Tetherow to buyers who want the resort feel and a mountain view without giving up proximity to Bend itself. It fits second home buyers who want to use a place part time and potentially rent it out when they are away, where the community’s rules allow it. It fits relocation buyers coming from resort or golf communities elsewhere who want that same setting inside city limits. It also fits move-up buyers with equity from an east side home who are ready to trade square footage for a view and a golf course lifestyle without a long drive.

It is not the right fit for a buyer whose top priority is knowing their neighbors year round, since Tetherow has more part time owners and rental turnover than a typical residential street. It is also not the fit for a buyer chasing land and privacy above everything else. That buyer usually ends up at Brasada instead.

Who Brasada Ranch Fits

Brasada fits buyers who want land and privacy over walkability, and who are looking for a resort routine built into where they live, not something they drive to a few times a year. It fits second home buyers who want a genuine getaway in Central Oregon with hospitality and dining on site. It fits buyers relocating from other resort or ranch communities who already know this lifestyle and want the Central Oregon version of it.

It is not the right fit for a buyer who wants to walk to a coffee shop or a town center, since Brasada is intentionally set apart from that kind of density. It is also not the fit for a buyer whose top priority is being inside Bend city limits, close to downtown, the hospital, or the airport, since Powell Butte is a real drive from all of those.

A Real Scenario: The Buyer Choosing Between the Two

A couple came to me wanting a second home in Central Oregon with a resort feel. They had heard both names, Brasada and Tetherow, from friends and were not sure which one to tour first. Their initial instinct was Brasada, because the name carried more weight in their circle back home.

Once I walked them through how they actually planned to use the place, mostly weekends, with the option to rent it out when they were not there, and a budget that topped out around $850K, the picture got clearer fast. Brasada was out of reach at that budget, since custom homes there start closer to $2M. Tetherow put them into a partial mountain view, golf course access, and a location fifteen minutes from downtown Bend for dinner, all within their range. They toured Tetherow the following week and never went back to consider Brasada seriously. The name recognition had pointed them one direction. The budget and the actual use case pointed them the other way, and I would rather have that conversation before a tour than after one.

Common Mistakes Buyers Make Comparing the Two

Assuming they are the same tier of community. Brasada and Tetherow both use the word resort, but they are priced in entirely different categories. I clear this up in the first conversation, before anyone gets attached to a listing photo.

Not accounting for the drive. Powell Butte is a real half hour from Bend. Buyers who want quick access to downtown, the hospital, or the airport are usually better served by Tetherow, and I make sure that trade off is understood upfront.

Assuming every home in either community has a sweeping view. Lot position drives view access in both places. Homes along the golf course or on elevated lots tend to have the views buyers picture, and others nearby do not. I confirm this in person before a client gets attached to a specific home.

Skipping the community rules on rentals. If short term rental income is part of the plan, the rules differ by community and even by home. I walk buyers through the specifics before an offer, not after.

How I Help Buyers Choose

I have been a licensed Oregon real estate broker since 2007. I am Oregon born and raised, though I have also lived in Southern California, Colorado, and the Bay Area, and I have helped relocation buyers land in Bend and Central Oregon from more than ten different metro areas. When a buyer brings up Brasada or Tetherow, I start with a discovery call about how they actually plan to use the home and what their real budget is, not a features checklist, then build a property portal around that, then take them on an intentional tour that can include both communities in the same day if it helps them feel the difference for themselves.

Frequently Asked Questions

Is Tetherow the same thing as Brasada Ranch? No. Tetherow is a resort golf community inside SW Bend. Brasada Ranch is a separate resort community in Powell Butte, about a half hour outside Bend, on a much larger scale of land and amenities.

Which is more expensive, Brasada or Tetherow? Brasada, by a wide margin. Custom homes at Brasada typically run $1.999M to $2.895M. Tetherow homes with a mountain view generally fall in the $750K to $900K range, though pricing climbs with view quality and lot position.

Which one has better amenities? It depends what you value. Both have golf courses and on site dining. Brasada adds a full spa, an equestrian center with riding trails, tennis and pickleball courts, and pools, on a much larger footprint. Tetherow’s amenities are more focused around golf and its restaurant.

Which is closer to Bend? Tetherow, since it sits inside Bend city limits on the west edge of town. Brasada Ranch is in Powell Butte, a separate community about a half hour away.

Can I rent out a home in either community? Some homes in both communities can be rented out where the community’s rules allow it. The specifics vary, and I confirm the exact status for any home before a client makes an offer if rental income is part of the plan.

Which one should I tour first? Start with your real budget and how you plan to use the home. If your number is under $1M and you want to stay close to Bend, start with Tetherow. If land, privacy, and a full resort scale matter more than proximity to town, start with Brasada.
