Common Questions

Selling costs and net proceeds, answered

How much does it cost to sell a house in Bend, Oregon?

Most sellers pay somewhere between 6% and 8% of the sale price in total costs, combining agent commission and closing costs like title insurance, escrow fees, and prorated property taxes. Commission is negotiable and actual costs vary by transaction, so treat that as a ballpark, not a quote.

Is real estate commission negotiable?

Yes. Commission is agreed between you and your agent in writing, and it varies by agent and situation. This calculator defaults to 5% as an example so you can see the math, not because it is a set rate.

Does Oregon charge a real estate transfer tax?

No statewide transfer tax in Oregon, and Bend and Deschutes County do not charge one either. That is one cost this calculator does not need to include. A few areas elsewhere in Oregon still have an older, grandfathered local transfer tax, but Bend is not one of them.

What is a seller credit or concession, and how does it affect my proceeds?

A seller credit is money you agree to give the buyer at closing, often to help with their closing costs or to buy down their interest rate. It comes directly out of your proceeds, so it is worth including here if you are considering one. My mortgage calculator shows what a credit like that does for a buyer’s payment.

Is this my exact payout at closing?

No. This is an estimate for planning purposes, not a settlement statement. Your actual net depends on your exact payoff amount, prorated taxes and HOA dues, and the real closing costs on your file. Your title company produces the official number, and I’ll walk you through a real net sheet before you list.
