What Is Brasada Ranch, Oregon Like to Live In?

Thinking about Brasada Ranch near Bend, Oregon? Kelly Johnson breaks down the resort amenities, the real price range, and who this Powell Butte community actually fits.

Custom home at Brasada Ranch near Bend, Oregon

Brasada Ranch is a resort community in Powell Butte, Oregon, about a half hour outside Bend, built around 1,800 acres of high desert with 900 of those acres permanently protected as open land. If you have heard the name from a friend who golfed there once or from scrolling listing photos of a home with no visible neighbors and a mountain view, the honest answer is that the reputation is earned. This is not a subdivision with a golf course tacked on. It is a full resort, with its own dining, spa, equestrian trails, and a genuinely different pace than anywhere inside Bend city limits. I am a real estate agent in Bend, Oregon helping relocation buyers moving to Bend and local move-up sellers and buyers, and Brasada Ranch is where a specific kind of buyer lands once they decide they want more land, more privacy, and a resort lifestyle built into their address. Here is the honest picture of what living there is actually like.

What Brasada Ranch Actually Is

Brasada Ranch sits in Powell Butte, which is its own small community east of Bend, not a neighborhood inside the city. That distinction matters, because buyers sometimes assume Brasada is just another Bend quadrant like NW or SE Bend. It is not. It is a separate, self contained resort development on 1,800 acres of high desert, and 900 of those acres are permanently protected, which keeps the open, uncrowded feel that draws people here in the first place. You are not going to find sidewalks and a town center like NorthWest Crossing. You are going to find long views, wide open land, and a resort that runs its own amenities rather than relying on a nearby town for them.

That protected acreage is part of what makes Brasada feel different from other Central Oregon developments. Instead of maximizing the number of homesites, the community built in permanent open space, which means the views and the sense of privacy that buyers pay for here are baked into the land plan itself, not just a marketing photo.

The Amenities, and Why They Matter to the Lifestyle

This is where Brasada earns the word resort, and I do not use that word loosely.

The centerpiece is Brasada Canyons, an 18 hole golf course designed by Peter Jacobsen. Golf is genuinely central to life here for a lot of owners, and the course is a real draw on its own, not an afterthought to the real estate.

Spa Brasada is a full service spa on site, and it is one of the amenities that separates this community from a standard golf development. Buyers who want a resort routine built into daily life, not just a vacation once a year, use it regularly.

There is an equestrian center with horseback riding trails, which is unusual for a resort community and tends to be a specific draw for buyers who ride or who want that lifestyle for their family. Tennis and pickleball courts round out the athletic side, along with both indoor and outdoor pools.

On the dining side, Brasada has a farm to table restaurant that is open to the public, not just residents. That detail matters because it means the food and hospitality side of the community is a real, functioning part of daily life, not a private clubhouse that only opens a few nights a week.

Put together, these amenities are why Brasada draws comparisons to a country club, but the honest distinction is that a country club is usually a membership layered onto a neighborhood. Brasada built the resort and the neighborhood as one thing from the start.

What Homes Cost and Who Brasada Actually Fits

I want to be direct about price here, because Brasada is a different conversation than anywhere inside Bend proper.

Custom homes at Brasada Ranch typically run $1.999M to $2.895M. That is a different tier entirely from Bend’s own price bands, where $600K to $750K buys a single family home in NE or SE Bend, and $750K to $900K gets a mountain view in SW Bend, though mostly a fixer upper if you are looking in NW Bend at that same number. True unobstructed mountain views inside NW Bend generally start north of $1M. Brasada is not competing in that conversation at all. It is its own category, built around land, privacy, and a resort lifestyle rather than proximity to downtown Bend or a specific school district.

Because of that, the buyers who end up at Brasada are usually not comparing it directly to a home in Awbrey Butte or Broken Top. They are comparing it to other resort and ranch style communities, sometimes in other states, and deciding whether they want that lifestyle in Central Oregon specifically. Custom construction is the norm here, not production building, so the homes tend to reflect the owner’s specific vision rather than a standard floor plan repeated down the street.

I currently have a listing at Brasada Ranch myself, and I will walk through that specific home in detail in an upcoming post. For now, the short version is that it is a good example of what the top of that price range delivers here: real privacy, real views, and direct access to the resort’s golf course setting.

Who Brasada Ranch Fits

I show Brasada to a specific kind of buyer, and I am upfront about that from the first conversation.

It fits buyers who want land and privacy over walkability, and who are looking for a resort routine, golf, the spa, the equestrian trails, built into where they live rather than something they drive to a few times a year. It fits second home buyers who want a getaway in Central Oregon without giving up hospitality and dining on site. It also fits buyers relocating from other resort or ranch communities who already know this lifestyle and want the Central Oregon version of it, with the Cascades as the backdrop instead of wherever they are coming from.

It is not the right fit for a buyer who wants to walk to a coffee shop or a town center, since Brasada is intentionally set apart from that kind of density. It is also not the right fit for a buyer whose top priority is being inside Bend city limits, close to downtown, the hospital, or the airport, since Powell Butte is a real drive from all of those. If either of those describes what you are actually looking for, I usually point buyers toward NW Bend or SW Bend instead, where that lifestyle lives.

How Brasada Compares to Bend’s Own Neighborhoods

The clearest way I explain Brasada to buyers is by contrast. Inside Bend, the four quadrants each have their own identity. NW Bend, with neighborhoods like NorthWest Crossing, Discovery West, Awbrey Butte, and West Hills, is where walkability and school access matter most, and it carries the highest price tier for true mountain views. SW Bend, home to the Old Mill District, Broken Top, and Tetherow, blends walkable urban living with resort style golf communities of its own. NE Bend, with Boyd Acres, Mountain View, and Orchard District, and SE Bend, with Larkspur, Old Farm District, and Stone Creek, are where I generally point buyers who want the most house and yard for their money, in that $600K to $750K range.

Brasada does not compete inside that framework at all. It sits outside the city, on its own acreage, at its own price point, built around a resort identity that none of Bend’s own neighborhoods, including Broken Top and Tetherow, fully replicate. Broken Top and Tetherow both offer golf course living and genuine privacy, and they are the closest comparison inside Bend proper. But neither includes an equestrian center, a full spa, or 1,800 acres of protected land. If a buyer tells me they want the golf course lifestyle without leaving Bend, I point them to SW Bend. If they tell me they want that lifestyle scaled up, with more land, more privacy, and a genuine resort built around it, Brasada is the honest answer.

Common Mistakes Buyers Make With Brasada Ranch

Assuming it is inside Bend. Powell Butte is its own community, a real drive from downtown Bend. I make sure every buyer understands the distance and the drive before they fall in love with a listing photo.

Comparing the price directly to Bend neighborhoods. Brasada’s $1.999M to $2.895M range is not the same conversation as Bend’s own price tiers. It is priced against other resort and ranch communities, not against NorthWest Crossing or Broken Top.

Underestimating how much the amenities matter to the lifestyle. Some buyers see the golf course and stop there. The spa, the equestrian trails, the tennis and pickleball courts, and the on site dining are all part of what daily life actually looks like here, and I walk every buyer through the full picture, not just the course.

Not budgeting for community costs. Resort living here comes with HOA dues and a required club membership, worth budgeting for and confirming directly before you get attached to a specific home. I always tell buyers to get exact numbers before they write an offer rather than estimate.

How I Help Buyers Evaluate Brasada Ranch

I have been a licensed Oregon real estate broker since 2007. I am Oregon born and raised, though I have also lived in Southern California, Colorado, and the Bay Area, and I have helped relocation buyers land in Bend and Central Oregon from more than ten different metro areas. When a buyer brings up Brasada, I start with a discovery call about how they actually plan to use the home, full time, seasonal, or an eventual retirement place, not a features checklist, then build a property portal around that, then take them on an intentional tour that includes both Brasada and the closest comparisons inside Bend, so they can feel the difference for themselves before they decide.
