Every week I get calls from buyers and sellers asking the same question: what is the Bend Oregon real estate market doing right now? As a Bend realtor since 2007, here is my honest read on where things stand in 2026.
The Short Version
The market has normalized. After the extreme seller’s market of 2020 through 2022 and the correction that followed, Bend in 2026 is in a much more balanced place. Buyers have more options and more time. Sellers still have equity but need to price correctly. And well-priced homes in desirable neighborhoods are still moving quickly.
Median Home Price
The median home price in Bend is currently in the $675,000 to $700,000 range. That number varies significantly by neighborhood and property type. A newer single family home in NW Bend or near the Old Mill will run higher. An entry level home in NE Bend or further east can come in under $600,000. Condos and townhomes offer options in the $400,000 to $550,000 range for buyers who want into the market at a lower price point.
Days on Market
Homes are sitting longer than they did at the peak. A well-priced home in a good neighborhood might sell in one to two weeks. An overpriced home can sit for sixty to ninety days. The days of every home getting ten offers the first weekend are largely gone, which is actually healthy for the market.
Who Is Buying in Bend Right Now
In my experience right now, buyers fall into three main groups. Relocators from higher cost cities, Seattle, Portland, the Bay Area, who see Bend as an upgrade in lifestyle at a comparable or lower cost. Local move-up buyers who built equity during the run-up and are ready for their next home. And investors, though at current prices the numbers on investment properties are tighter than they used to be.
What Sellers Need to Know
Pricing is everything right now. The buyers in this market are sophisticated and well-informed. They know what comparable homes sold for. If you overprice, you will sit. If you price correctly and present your home well, you will sell. I have been negotiating in this market for nearly twenty years and the sellers who do best are the ones who listen to the data rather than the number they have in their head.
My Outlook for the Rest of 2026
I expect Bend to remain stable with modest appreciation. The fundamentals are strong, people want to be here, the lifestyle is real, and the supply of desirable homes remains limited. This is not a market that is going to collapse, and it is not a market that is going to explode either. It is a market that rewards smart buyers and realistic sellers.
