The Short Version Bend home prices are not crashing. They are also not flying up the way they were in 2021. We’re in a slower, more balanced market, and that’s actually healthy.
What the Numbers Show Median home prices in Bend are holding relatively steady in the $700K to $730K range as of mid-2026. That’s down from the peak years but nowhere near a collapse. Inventory is up, around 5 months of supply. That gives buyers more options and more negotiating leverage than they’ve had since before the pandemic.
What This Means for Buyers This is genuinely a better time to buy than 2021 or 2022 was. You have choices. You can negotiate. You have time to do proper due diligence.
What This Means for Sellers Pricing matters more than ever. The buyers who are out there are informed and patient. Overpriced homes sit. Homes priced correctly for the current market are still selling. Condition and presentation matter more than they did when buyers were waiving inspections.
