NW Bend vs East Bend: Which Neighborhood Is Right for You?

One of the first questions buyers ask me is: where should I live in Bend? NW Bend and East Bend are the two most common choices, and they feel very different from each other. Here’s the honest comparison.

NW Bend NW Bend is where most of my relocation buyers end up, and there’s a reason for it. It’s close to the river trail, a short drive to downtown, and surrounded by well-established neighborhoods with mature trees and strong community feel. Homes here tend to be priced higher, expect $750K to $1.2M for most single-family homes, but you’re paying for location and lifestyle access.

NW Bend is also close to top-rated schools, grocery stores, and everyday convenience. If you want walkability and proximity to everything Bend is known for, NW Bend is hard to beat.

East Bend East Bend offers more square footage for your money. You’ll find newer subdivisions, larger lots in some areas, and lower price points, often in the $500K to $750K range for comparable square footage. It’s growing fast, with new retail and restaurants following the population.

The tradeoff is distance. East Bend means more driving to get to the river, the mountains, and downtown. For some buyers that’s fine. For others who want Bend’s outdoor lifestyle right at their doorstep, it’s a bigger sacrifice than they expected.

Which Is Right for You? It depends on what matters most. If lifestyle access and neighborhood feel are your priority, NW Bend. If square footage, newer construction, and value are your priority, East Bend.
