Moving to Bend, Oregon? Here's What No One Tells You Before You Relocate

Every week I talk to someone who has decided they’re moving to Bend. They’ve seen the photos, they’ve visited once or twice, they’re sold. What they’re not always prepared for is what comes after the decision, the reality of actually finding a home here, understanding the market, and knowing which neighborhoods fit their life.

I’ve been helping people relocate to Bend since 2007. Here’s what I wish someone had told them before they started.

The market moves faster than you think

Bend is not a browse-at-your-leisure market. Good homes, especially in the $600K to $800K range, can be under contract within days. If you’re relocating from a slower market, this will feel jarring. The buyers who succeed here are the ones who do their homework remotely, get pre-approved early, and are ready to make a decision when the right home comes up.

You probably can’t find your home from a distance without help

Zillow will show you the house. It won’t tell you that one street backs up to a noisy arterial road, or that a particular neighborhood has a 45-minute wait to get out during ski season, or that the lot next door is zoned for a fourplex. Local knowledge isn’t a nice-to-have in Bend, it’s the difference between loving your home and regretting it.

The neighborhoods are not all the same

Bend has distinct pockets and each one has a different feel. NW Bend is established and close to the river. NE Bend is newer and more family-oriented. SE Bend near Woodriver is walkable and vibrant. The Westside near the Old Mill feels almost like a small city. Before you fall in love with a listing, make sure you understand the neighborhood it sits in.

The altitude and climate are real factors

Bend sits at 3,600 feet. Summers are beautiful and dry. Winters bring snow, not buried-under-six-feet snow, but real snow that requires real preparation. Many relocators coming from the Bay Area or Pacific Northwest coast underestimate this. It’s not a dealbreaker, it’s just something to plan for.
