A few things catch people off guard. Bend is not a major metro area. There are no professional sports teams, limited public transit, and the restaurant and entertainment scene, while good, is not San Francisco or Los Angeles. If those things matter to you, be honest with yourself before you move.

Winters are real. Bend sits at 3,600 feet elevation and gets genuine snow. It is nothing like the Sierra Nevada, but it is a significant change if you are coming from Southern California or the Bay Area coast.

And wildfire smoke in late summer is a reality across the entire Pacific Northwest and Northern California, so you are not necessarily escaping that by moving here.

The Financial Picture

Oregon has no sales tax, which California buyers love immediately. Oregon does have a state income tax, so factor that into your planning. Overall, most California buyers find their cost of living drops meaningfully when they move to Bend, even accounting for the housing costs here.

The Neighborhoods California Buyers Tend to Love

In my experience, California buyers often gravitate toward NW Bend, established, walkable to the river, close to downtown. The Old Mill District area appeals to buyers who want that urban-adjacent feel. Newer developments on the west side attract families who want more square footage and newer construction.
