Timing matters when you sell, but it’s not the only thing that matters. Here’s what I tell clients when they ask me when they should list their Bend home.
The Traditional Answer Spring is historically the strongest season for home sales in Bend. March through June tends to bring the most buyer activity, people are motivated to move before summer, families want to be settled before school starts, and longer days make homes show better. If you have flexibility on timing, listing in late March or April puts you in front of peak buyer demand.
The More Honest Answer The best time to sell is when you’re ready, and when your home is ready. A well-prepared home listed in October will outperform a poorly prepared home listed in April every time. Don’t rush to hit a seasonal window if it means listing before your home is in its best condition.
What to Think About Instead of Just Timing How’s your competition? If there are 30 similar homes for sale in your neighborhood right now, timing matters less than differentiation. How’s your condition? Buyers in today’s market are picky, they have options. How’s your price? A home priced right sells in any season.
In mid-2026, Bend has more inventory than usual. The advantage goes to homes that are priced correctly, show well, and are marketed aggressively, regardless of what month it is.
If you’re thinking about selling, let’s have a conversation before you decide on timing. I’ll give you an honest assessment either way.
