West Hills is one of those Bend neighborhoods that doesn’t need to shout. It’s not gated, it’s not trendy, and it doesn’t have a village center. What it has is substance: established homes on good lots, mature trees that actually shade your yard, and a neighborhood that feels settled rather than still figuring itself out.
The housing stock is predominantly mid-century and late-20th century single-family homes: ranches, split-levels, and Northwest contemporaries. Many have been updated thoughtfully, and the lots tend to be more generous than newer planned communities. You get real yards here.
West Hills sits close to Phil’s Trail network, which is a bigger deal than it sounds. Phil’s is one of the most celebrated mountain biking systems in the country, and having it essentially in your backyard is a genuine lifestyle upgrade.
