Awbrey Butte rises above the west side of Bend and delivers what a lot of my clients are chasing when they move here: the feeling that you actually live in the mountains, not just near them. The views of the Cascades, Three Sisters, Broken Top, Bachelor, are the real deal, and on clear days, which is most days in Bend, they’re jaw-dropping.
This is one of Bend’s more established upscale neighborhoods. Lots are generous, homes are substantial, and the streets are quiet. It doesn’t have the walkable village energy of NorthWest Crossing, this neighborhood is more about retreat than community buzz. You’ll find a mix of architectural styles, from classic Northwest contemporary to updated homes from the 80s and 90s that have been thoughtfully renovated.
Awbrey Butte also connects to hiking trails directly from the neighborhood, and the views from those trails are every bit as good as the ones from the living room.
What to know

- Mix of home ages, due diligence on older homes is worth the time
- Close to Phil’s Trail system, world-class mountain biking right from the neighborhood
- Less walkable to amenities than west-side peers, but a short drive to everything
