New construction homes are one of the most appealing options in Bend right now, and one of the most misunderstood. Here’s the honest version of what you need to know before you buy new.
The Good News New construction means no deferred maintenance, modern finishes, energy efficiency, and the ability to customize before the home is built. In Bend, builders are putting up homes in neighborhoods across NW Bend, SE Bend, and out toward Redmond and Sisters.
The Thing Nobody Tells You The builder’s sales agent works for the builder, not for you. Their job is to sell you the home at the best price for the builder. Having your own realtor representing you costs you nothing (the builder pays the commission) and gives you someone in your corner who’s looking out for your interests.
Watch the Upgrades Builders make significant margin on upgrades. The base price looks great until you add flooring, appliances, countertops, and landscaping. Get a clear picture of what the fully finished home actually costs before you fall in love with the model home version.
Timelines Slip If you’re buying a home that isn’t finished yet, build in flexibility on your moving timeline. Supply chain issues and weather delays are real. Don’t give notice on your current place until you have a firm close date from the builder.
Get an Independent Inspection New doesn’t mean perfect. Always hire your own inspector before closing, even on brand new construction.
I’ve helped many buyers navigate new construction purchases in Bend Oregon since 2007. If you’re considering new construction, let’s talk before you visit a model home.
