One of the most common questions I get from people considering a move to Bend is whether they should buy or rent first. It is a smart question and the honest answer depends on your situation. Here is how I think about it after nearly twenty years helping people navigate this market.

The Case for Buying Right Now

If you know you are staying in Bend for at least three to five years, buying makes sense in almost every scenario. The Bend market has shown strong long-term appreciation and the fundamentals that drive demand here, lifestyle, location, limited land, are not going away. Every month you rent is a month you are building someone else’s equity instead of your own.

The market is also more balanced right now than it has been in years. There is more inventory, more negotiating room, and more time to make a thoughtful decision. Buyers who waited out the frenzied market of 2021 and 2022 are finding 2026 a much more reasonable environment to purchase in.

The Case for Renting First

If you are relocating to Bend from out of state and have never lived here, renting for six to twelve months before buying is genuinely worth considering. Here is why.

Bend’s neighborhoods feel very different from each other. NW Bend, NE Bend, the Old Mill area, Awbrey Butte, they attract different lifestyles and have different day-to-day feels. Renting first lets you figure out where you actually want to live before committing to a purchase.

At those numbers, renting for a year while you get oriented costs real money, money that could be going toward a mortgage.

My Honest Recommendation

For most buyers I work with, if you are financially ready and reasonably certain about Bend, buy sooner rather than later. The lifestyle here tends to confirm people’s decision quickly, very few people move to Bend and decide it was a mistake.

But if you have real uncertainty about the city or the neighborhood, rent for one year, explore the city properly, and then buy with confidence.

Either way, start the conversation early. Getting pre-approved, understanding your budget, and knowing the neighborhoods before you need to decide makes everything easier.
